What is so important about procuring cause in real estate?

J. Lucky Henry answers this question in today’s Real Estate Explained video.

Who or what causes a person to engage in a real estate transaction that leads to a home sale? And even more specifically, who gets the commission if it seems a person was working with more than one agent?

Procuring cause is about identifying who is the responsible agent for bringing a buyer to a real estate deal.

This can get tricky to determine if that buyer has not signed an exclusive contract with an agent and now multiple agents believe they are the procuring cause - the responsible agent - for bringing a buyer to the table. At stake is the commission – so this definitely can become a dispute among real estate agents.
